Unfortunately, a sinking shed doesn’t fix itself. Left alone, it usually gets worse: jammed doors, cracked siding, a roofline that starts to sag. But before you price a brand new building, take a breath. Most sinking sheds have one specific, fixable cause, and finding it is the first step toward solid ground.

1. Your Foundation Wasn’t Built for the Long Haul

2. The Ground Underneath Was Never Prepped Right
When you’re out walking in your yard, you would never imagine that the soil beneath your feet can move as much as it does. But many things cause soil to shift.

3. Water Isn’t Draining Away From Your Shed
Water is the number one enemy of any foundation, shed included. When rain collects around the base instead of running off, it softens the soil and washes away the fine material holding everything together. What to look for:
- Standing water near the shed after a normal rainstorm
- No gutters, or gutters that dump water right next to the foundation

Sometimes the fix is as simple as a downspout extension or regrading a few inches of dirt. A bigger drainage problem usually calls for a French drain, and that’s worth pricing out with a pro.
4. Pennsylvania’s Clay Soil Is Doing What Clay Soil Does
If you’re anywhere in Lancaster, Chester, or Berks County, clay is probably part of your soil mix. Clay swells when it’s wet and shrinks when it dries, and that back-and-forth pushes and pulls at whatever sits on top of it. - Sinking that seems to get worse in early spring or after a wet stretch

5. The Wood Touching the Ground Is Rotting
Wood and dirt don’t mix well over time. Skids, sills, or any wood framing touching the ground can soak up moisture, rot, and give way, usually on one side or corner first. - Soft, discolored, or crumbly wood where the shed frame meets the ground

What to look for:
- A floor that’s noticeably lower under a specific piece of equipment or storage area
- A shed that sat level for years before sinking started, with no major weather changes
- Heavy items clustered on one side rather than spread out
Next steps: Set a level on the floor and check a few spots. If the low area lines up with your heaviest stuff, redistribute the weight first. Still uneven after that? Something structural is likely going on too.
Should You Fix It Yourself or Call a Professional?
